How Bucerias is Geographically Divided by Real Estate Zones

Locals divide Bucerías into up to seven different regions, but here we will show it by commercial importance in three zones, as well as in three zones according to IMPLAN (Municipal Institute of Planning, the municipal authority responsible for urban planning, zoning regulations, land use control, and the evaluation and approval of development projects).

 

 

Commercially, the three most important zones of Bucerías, shown in the first image, are:

1. GOLDEN ZONE ($$$)

The most expensive and exclusive area of Bucerías, covering mainly the first two blocks from the beach, from Hotel DeCameron to Arroyo del Indio, almost reaching downtown. This zone hosts the most exclusive small-to-medium-sized residential developments, with properties ranging from $132,000 USD for a one-bedroom apartment in Mar De Plata, or $320,000 USD for a two-bedroom apartment in ALMA Bucerías, up to $3,000


2. NORTH ZONE ($$)

This zone is second in the real estate market in terms of commercial importance. Although it does not yet have as many commercial options such as restaurants or shops at the level of the Golden Zone, it has shown strong growth in recent years. It hosts larger beachfront developments, such as Bantay and Panarea, with three-bedroom units starting at $1,400,000 USD, or Arama Bay, offering one-bedroom apartments from $400,000 USD.


3. DOWNTOWN ($)

Finally, the zone that is the heart of Bucerías and its traditional downtown. Most of the native residents of the three zones live here. Real estate demand and growth is slightly lower due to smaller plots, tighter traffic, and a very lively—and sometimes noisy—environment, which may not suit buyers looking for tranquility.


On the other hand, there is a map that we, as real estate specialists, use daily and consider one of our most valuable tools: the IMPLAN map (Municipal Institute of Planning), which divides Bucerías into three zones: CUC, CUC-R, and H-127.
